2. Design Consultation, 3D Visualization & Design Freeze

Our interior process begins with digital millimeter laser surveying of the site followed by 2D AutoCAD floor planning and 4K photorealistic 3D visualization.

• Design Revisions: Standard turnkey design contracts include up to three (3) iterative design refinement rounds for material finishes, color palates, and lighting layouts without additional fees.
• Design Freeze ("Sign-Off"): Once the 3D renders, modular cutting lists, and detailed Bill of Quantities (BOQ) are signed off by the Client, the design is designated as "Frozen". Factory manufacturing and raw material procurement commence strictly on the frozen specifications.
• Post-Freeze Modifications: Any alterations requested by the Client subsequent to design sign-off will necessitate a formal Change Order with revised costing and adjusted handover milestones.

3. Milestone Payment Architecture (10:40:40:10 Structure)

To maintain uncompromising material quality, direct factory raw panel procurement, and uninterrupted site craftsmanship, Sitaram Rangbhumi Interior operates on a transparent, milestone-linked payment architecture:

* Note: All payments must be remitted exclusively to the official bank account of Sitaram Rangbhumi Interior or via authenticated digital payment gateways. Cash payments over statutory legal limits under Indian Income Tax regulations are strictly prohibited.

4. Site Readiness, Utilities & Client Access Obligations

For unhindered on-site assembly, MEP electrical wiring, and false ceiling installations, the Client undertakes to ensure the following conditions at the site:

• Continuous Utilities: Uninterrupted single/three-phase electrical power and running water supply must be made available for site tools, cutting machinery, and curing processes.
• Apartment Society Permissions: The Client is responsible for securing mandatory No Objection Certificates (NOC) and elevator usage permissions from apartment RWA/builder management (e.g. societies across Bailey Road or Boring Road).
• Unimpeded Physical Access: Free access between 8:30 AM to 7:30 PM for our installation team, project supervisors, and material delivery carriers.

5. Guaranteed 45-Day Handover & Timelines

Sitaram Rangbhumi Interior guarantees completion and handover within 45 working days from the formal date of Design Freeze and receipt of Milestone 2 payment, subject to:

• Timely milestone disbursements without delays exceeding forty-eight (48) hours.
• Timely selection and approval of client-supplied items (e.g., specific consumer tiles, sanitaryware, or decorative chandeliers).
• Exclusion of client-initiated mid-stream scope additions, which automatically extend the delivery date proportionately.

6. Material Integrity, Brand Authenticity & In-House Factory Fabrication

We operate with absolute material transparency. All plywood, laminates, acrylics, and hardware installed conform rigorously to Indian Standards (BIS) and premium European specifications:

• Core Board Quality: 100% Boiling Water Proof (BWP IS:710) Marine Plywood for modular kitchens and bathroom vanities, and calibrated Boiling Water Resistant (BWR IS:303) ply for bedroom wardrobes and TV consoles. Zero low-density particle boards or substandard MDF are used in wet zones.
• Hardware Brands: Genuine soft-close hinges, heavy-duty tandem boxes, and hydraulic gas pumps sourced directly through authorized OEM channels from Häfele, Hettich, or Blum with manufacturer barcodes.
• Edge-Banding: 2mm thick high-impact PVC edge-banding applied using automated high-temperature hot-melt polyurethane glue on European edge-banders to guarantee water resistance and seamless seams.

7. Scope Variations, Add-ons & Change Orders

Should the Client request supplementary items (such as additional electrical points, profile lighting runs, premium acoustic wall fluting, or appliance cabinet expansions) not detailed in the signed initial BOQ:

A written Change Order Notice will be issued enumerating the specific incremental cost and timeline impact. No variation shall be executed without prior written authorization from the Client, eliminating any surprise or hidden billing at final handover.

8. 10-Year Warranty & Defect Liability Period (DLP)

Every turnkey interior delivered by Sitaram Rangbhumi Interior is backed by our comprehensive warranty covenant:

* Hardware mechanisms (Häfele, Hettich, Blum) carry their direct OEM manufacturer warranties, facilitated seamlessly by our Patna service desk. Warranty excludes normal wear & tear, client structural alterations, or external seepage from external building structural cracks not treated in scope.

9. Delays, Force Majeure & Regional Disruptions

Neither party shall be held liable for unavoidable delays resulting from events beyond reasonable operational control ("Force Majeure"), including but not limited to severe monsoon inundation/waterlogging in low-lying Patna zones, government-declared transport bans, statewide lockdowns, major natural calamities, or regional festive curfews (such as major festive blockages during Chhath Puja).

In any such event, work schedules will be paused and automatically resumed immediately upon the cessation of the disruptive condition.

10. Intellectual Property Rights & Design Ownership

All conceptual drawings, 3D renderings, custom joinery blueprints, and mood boards produced by our architects remain the intellectual property of Sitaram Rangbhumi Interior until full contract settlement is fulfilled.

The Company reserves the right to capture professional post-handover photographs and video walkthroughs of the finished project for architectural documentation and marketing publications, ensuring that all client personal artifacts, family photographs, and sensitive identity details are respectfully omitted.

11. Legal Redressal, Arbitration & Patna Jurisdiction

This Agreement shall be interpreted and governed in accordance with the laws of the Republic of India. In the rare event of any dispute or contention arising out of or related to this Agreement:

• The parties shall first endeavor to resolve the matter amicably through direct good-faith executive discussion within twenty-one (21) days.
• Should reconciliation fail, the matter shall be referred to sole arbitration in Patna, Bihar, conducted under the Arbitration and Conciliation Act, 1996.
• The competent civil courts situated within the territorial limits of Patna, Bihar shall maintain sole and exclusive judicial jurisdiction.
